1. HOW FAR IS AYALA GREENFIELD ESTATES FROM MANILA?
AGE is very accessible from Metro Manila, being located just 35 kilometers from Alabang. It is also close to existing and planned regional transportation routes.
The project addresses the demand of the upscale market for a community which is suitably near to certain business centers of Metro Manila and with the ambiance of a country home.
2. HOW HIGH AM I ALLOWED TO BUILD MY HOUSE IN AGE?
The rule for structure height in AGE is a maximum height of 9 meters from the highest corner of your lot.
3. WHAT ARE THE USUAL SETBACKS THAT NEED TO BE IMPLEMENTED IN AGE?
There should be a setback of 5metes for any side of your lot that is facing a road. For all other sides, a 2-meter setback is required.
4. IS THERE A MINIMUM VALUE FOR A HOUSE I WISH TO BUILD?
Yes. The minimum value for homes in AGE is set at P8million. This was computed by multiplying P20,000 per sqm by 400sqm. These are estimates that are quite conservative. At present, it would be safe to say that nono of the houses in AGE are valued lower than P 8million . this amount is specified in the deed of restrictions and maybe changed by the Homeowner’s Association (HOA) or the declarant.
5. HOW MUCH IS THE CONSTRUCTION BOND FOR BUILDING IN AGE?
The construction bond is currently set at P 200,000. However, this may again be changed by the HOA or the declarant.
6. HOW MUCH ARE THE ASSOCIATION DUES?
As of 2012, the association dues are at P 36 per sqm. Per year.
7. WHAT IS OUR WATER SOURCE IN AGE?
We currently make use of the 2 deep wells in AGE. We have a total of 4 deep wells but we do not need to use them as of the moment. We also have a pipe that connects us to the bucal Pumping Station but we have not used this since the time it was built as our supply is more than enough.
8. WHAT IS THE WATER RATE OF AGE?
The average water rate in AGE is approximately P 10 per cubic meter for 100 cubic meter consumption. This may change as our water rates are below the standard of approximately P 24 per cubic meter.
ABOUT AYALA GREENFIELD GOLF & LEISURE CLUB
1. WHO IS THE DESIGNER OF THE GOLF COURSE ?
Our 18 Hole, par72 all weather golf course was designed by Robert Trent Jones, Jr., the father of environmental golf course design. The golf course looks into water conservation as it works to re-use water for watering the greens. With its exceptional location at the foothills of Mt. Makiling, the course offers, a unique experience to members and their guests.
2. WHAT IS A MEMBER ?
A member is a legitimate lot owner with an activated golf share attached to the owner’s acquired lot.
3. HOW MUCH IS THE ACTIVATION PROCESS?
The membership activation fee is P100,000
4. HOW MUCH IS THE MONTHLY DUES ?
Php 4,000 (rates are as of Nov. 2012)
5. WHERE CAN A MEMBER USE THE CONSUMABLE AMOUNT?
A member can only avail of the consumable amount at The Veranda Restaurant of the Club.
6. WHAT HAPPENS IF THE MEMBER DOES NOT USE THE CONSUMABLE AMOUNT?
It will be added to the following month but will be forfeited in every quarter.
7. WHO ARE ELIGIBLE AS DEPENDENTS OR SENIOR DEPENDENTS?
The legitimate children of the principal member from ages 0 to 21, single and unmarried and the legitimate spouse are considered Dependents. Those who are single and unmarried, ages 22 to 30, and parents of single Members are considered Senior Dependents and will be charged a monthly fee of P 1, 250.
